Opportunity

One of Brookfield’s largest IT SEZ projects in India, it had to be designed and constructed as a Grade A+ workspace with LEED Gold Certification.

Solution

A cluster of 4 new IT towers and brownfield completion for 2 existing towers built around a landscaped campus of approx. 25 Acres with multiple amenities and optimum efficiency in energy consumption.

Story

Spread across 25.18 acres, Candor Techspace is a Grade A+ IT SEZ in Sector 48, Gurugram. It is a prime business district with easy access to NH-8, making it a landmark destination in the Delhi-NCR region.

Brookfield Properties acquired the IT SEZ in 2014 prior to which 25% of the project was executed and running under previous management. With a scope of completing 2 ongoing towers and 4 new towers, Incubus was brought on board as the Principal Design consultants for Project Strategy, Architecture, Interior Design, MEP and Landscape.

With efficient glazed facades having a consistent style, landscaped greens designed keeping endemic species and water usage in mind and contemporary lobbies for each tower, Incubis created a concept that met the standards of the multinationals being targeted.

Retrofitting existing foundations to suit new codal requirements and adding a new floor plate were key challenges that were successfully resolved. An extension to a tower was also done midway. This project is now one of the most sought-after IT SEZs in the National Capital Region. It has a dedicated 66KV Substation also designed by Incubis along with ample parking for over 6600 vehicles.

Today, the campus offers 3.7 M sqft of office space with a composition of open greens, break-out zones, pedestrian friendly walkways and a mix of amenities that include a multi-cuisine food court, wellness centre and crèche.
